  • Gather information about your family, lifestyle, wants and needs. Analyze the property, taking zoning and local regulations into account. Complete initial space planning, feasibility study of constraints and resources, broad strokes of exterior modifications or massing.

  • Refine the ideas we established in Conceptual Design and decide all the “things” that will go in the spaces we planned. This may include doors and windows, materials and finishes, flooring, cabinetry, trim, plumbing, appliances, furniture, hardware and lighting/electrical. Create a dimensioned set of drawings (Construction Documents) that a contractor can price and build from.

  • Place orders at retail and trade vendors, coordinate delivery and storage, and transport items when needed by the contractor. This may include plumbing fixtures, appliances, tile, wall coverings, hardware, furniture, or accessories. Designers often receive trade discounts that can be passed along to clients .

  • Meet onsite and communicate regularly with the contractor and various trades to answer questions about design intent and ensure quality work. Track schedule and advise on billing to help the project stay on time and budget. Troubleshoot unforeseen issues (they will happen!) and brainstorm solutions. Deliver owner purchased items to the site as needed for installation. Complete final punchlist walk through to catch remaining touch ups before final construction payments are released.

  • I will tag along as you house hunt in those walkable neighborhoods. I will provide design ideas and help you consider feasibility of the purchase. Your real estate professional is your greatest asset during your transaction and a contractor will be the best resource to estimate construction costs but I can help brainstorm how to transform the spaces.
